Here's a handy rundown of the three primary paths you can take: enlisting an agent, DIY-ing it and selling as FSBO, or going straight for the investor. Selling To An Investor:


Pros: Selling directly to an investor eliminates all fees associated with real estate agents or legal documents required for a FSBO sale—so again more money in your pocket! Con's: The downside here is that investors usually offer much lower prices than what market value would dictate due to their plans for renovating or flipping the house after purchase. Also, if you are dealing with a fly-by-night investor, they may back out of the purchase on you due to inexperience and lack of funds.


Real Estate Agent:


Pros: A real estate agent will manage all aspects of the sale from start to finish, including advertising, open houses, negotiations and closing paperwork. They are also familiar with local market trends so they should be able to get you the best price for your home.


Cons: If you're considering selling your home but don't want to part with an arm and a leg in the process, getting a real estate agent might not be for you. Commission fees can range from 4-7% of your sale price, so if that $200K house is yours - say goodbye to those thousands! Plus they may ask you make some repairs before listing which adds extra cost too. And let's not forget having strangers traipse through out of nowhere at all hours…unless finding the right pro, who knows their stuff inside and out – turns into days on end until someone buys it? Yikes...


For Sale By Owner (FSBO):


Pros: If you're considering taking on a "For Sale By Owner" (FSBO) property, there's no doubt about the big perk: more cash in your pocket! With FSBOs, you get complete control over showings and can flex those negotiating muscles with offers since agents aren't involved. So why not avoid commissions and make some extra dough?


Cons: FSBOs have their work cut out for them—marketing and legal paperwork, oh my! Without the reliable help of an agent by your side it's easy to make costly mistakes that could come back to haunt you. But even if everything goes perfectly with no commission fees attached, there's still one major hurdle: buyers tend to prefer experienced agents over brave souls going solo on what is typically a tough market terrain.
