Are you a realtor?

No, we are not realtors, we are buyers. You will not be listing your home on the market and you do not pay commissions or closing costs when you work with us.

What types of properties do you buy?

Typically we buy properties that need some work done to them, whether that is cosmetic or more costly repairs like a new roof. Why? Because we can add value to them, forcing appreciation which is how we can make money as a business. If the property is in good condition, and or has been updated in the past 5-10 yrs, we most likely will refer you to a realtor.

What do you do with the properties you buy?

We usually sell them to other investors who flip them or rent them out. Sometimes we keep them and owner finance them to a family who may have trouble accessing loans through traditional mortgage banks.

What do I need to do to the property before I sell it to you?

Nothing, besides removing anything you want to keep. You don’t have to get rid of any furniture or belongings that you don’t want, just leave them there and we will take care of it. You don’t have to make any repairs or updates.

How fast can you close?

If the property has already been through probate we can usually close pretty quickly, in as little as 10 days as long as the title is clean.

How do I get my money when you buy my property?

All transactions are handled through a title company. The title company will call you and schedule your closing date. Once you show up to closing they will issue your check for the property.

What fees are involved at closing?

We cover the closing costs and title insurance. The only thing you may be responsible for is anything involved in getting title issues cleared (working with a probate attorney for example) and your portion of prorated taxes for the year.
